The affordable housing developments in progress + to come in Greenville

As Greenville continues to grow + be recognized for its collection of great qualities, the city becomes more expensive. A more than a one-hundred-year-old idea – Unity Park – will use the downtown land surrounding it to focus on affordable housing, which the city believes will create a mixed-income community of residents.

The city of Greenville has donated eight acres of land north of Unity Park for the affordable developments + more info has become available about the projects. Here’s what we know so far:

  • Five projects were completed in 2018 + six projects have been completed in 2019 thus far in West Greenville and the Southernside neighborhood.
  • There are currently ten projects still under construction in the West Greenville neighborhood.
  • The city has approved a development called Washington West, located at W. Washington St. + Capital Court, which will have sixteen residential unitshalf for rent + half for sale.
    • Rent will range from $610-$990, sale prices will range from $159,000-$199,500.
    • The development will have 4,200 square feet of office space.
    • Proceeds from sales of the units will be used for on + off-site improvements, as well as used for down payment assistance to qualified buyers.
    • The city plans to work with residents to help them qualify for the new spaces.
  • Currently, in the earliest stages of planning, Southernside Block Partnership plans to use the space north of Unity Park to create affordable senior housing.
  • In order to preserve existing affordable housing, the city plans to include strategies such as homeowner rehabilitation, continuing to purchase additional neighborhood properties, + assessing the neighborhood’s wishes for the properties.
