How important is it to keep up with new development + growth?

“More than 160,000 new residents are projected for Greenville County by 2040. How and where we build over the next 25 years will not only have big fiscal impacts, it will prove absolutely foundational to effectively addressing urgent community issues including the desperate need to expand affordable housing and mobility options.” – Lisa Hallo from local conservation nonprofit Upstate Forever.

So, to answer our own question: it’s very important (at least to those of you who sent in your questions when we asked what you want to know about Greenville).

What’s going in the former location of Brazwell’s?

Charlotte’s Foxcroft Wine Co. recently announced a third location opening this May in downtown Greenville, at 631 Main St (formerly Brazwell’s) beside Vintage Now Modern. Wine, a wine bar, more wine, and dishes like lamb sliders and ham + egg flatbread. There’s also a possibility that Foxcroft’s sister concept, Dot Dot Dot (an upscale speakeasy + craft cocktail bar), could come along to GVL.

Is Spinx really going to build at the corner of Boiling Springs Road and Pelham? Is Lowes Foods really going to build on Pelham? If not, what is going on that corner?

A third Lowes Foods location (planned for that corner) was officially announced in October 2016. The store was originally set to open this spring, but construction is still being planned + a new timetable hasn’t been released. The grocery store would be the anchor for a new shopping center at 2702 Pelham Rd (the former site of Pelham Road Alliance Church, which has moved to Woodruff Rd) called Shoppes of Pelham.

What is being built on Pleasantburg Dr. behind BJU? It seems like it is taking forever to complete that building.

It’s a new dental clinicbuilding a dentist’s office takes longer than most construction because of all the infrastructure (like water, mechanical equipment, and gas) that needs to be considered for dental service. The clinic is owned by Dr. William Brown, who’s worked in Greenville for 25+ years.

What happened to plans to redevelop Woodside Mill?

Plans are still in motion, but rezoning is slowing things down. Woodside Mill was annexed as Planned Development property in 2016, but the property owner’s forms changed and they had be completed again. The mill waited another month for a vote to finalize the rezoning, which was approved last December – now work can begin on the mixed-use development, which will include 300+ apartments, a general store, an event venue + a restaurant or brewery.

What’s the construction happening at GE?

They’re building a new technology center called Advanced Manufacturing Works. The $73 million dollar expansion will develop high-tech manufacturing processes for use within the company’s industrial business unit + add 80 new jobs.

And one more development note:

Stewart Penick’s Terrace, a Southern-inspired restaurant in the West End (654 S. Main St), has announced that it is closing effective immediately. The restaurant has two locations in Charlotte + still plans to open a Fort Mill location in 2018. Penick, the owner, says that they are searching for a replacement tenant or concept to take over the 6,200 sq. ft. space. A possible reason for deciding to close? There are so many options when choosing to eat out downtown that only a few restaurants are able to get enough business to survive, Penick said to the Greenville News.
