New mixed-use development, Enclave Laurens proposed for Greenville, SC

We’re beginning to see the goals of the GVL2040 Comprehensive Plan coming to life, like the proposed development, Enclave Laurens.

The 12+ acre mixed-use development from McCall Capital is located at the intersection of North Pleasantburg Drive, Airport Road, and Laurens Road, and in close proximity to the future Swamp Rabbit Trail extension.

It will take the form of a neighborhood village destination that has an internal network of streets and bike + pedestrian paths, as well as an urban plaza. While the ultimate use of each of the development parcels is not set in stone, here’s what we could expect:

Multifamily residential units

An estimated 400 units will be apartments, condos or both. 10% of the rentable multifamily units will be income-restricted affordable housing for residents earning up to 80% of the Area Median Income.

Hotel and office space

The proposed hotel will feature 125 rooms and there will be 60,000 sqft of dedicated office space.

Commercial space

There will be 88,000 sqft dedicated to a mix of retail shops + services like boutiques and salons, sit-down restaurants with indoor and outdoor cafe-style seating and small markets similar to Swamp Rabbit Cafe.

If approved by the City’s Planning Commission on Nov. 18, Enclave Laurens will move forward with development in phases. Construction of the infrastructure and much of the residential units would start in the 2022 and finish in 2024, while construction of the other spaces, including the commercial space, would begin in 2023. The entire development aims to be complete by 2025.
