1 Augusta St. — leading to Greenville’s West End — will soon have space available for lease, and we could see some changes to the iconic downtown building.

Southern restaurant Smoke on the Water’s lease ends in March 2024, and real estate agents from Avison Young hope to get a head start on finding its next tenant.

The vision

The outdoor patio, which shares a brick courtyard with the City of Greenville, could undergo a transformation to modernize the building. Think: An indoor, outdoor seating area and renovations inside to change the restaurant’s flow.

Avison Young hopes to have the new tenant ready to go along with building permits (read: all Design Review Board and City approval ready to go) by the time the building is vacated next spring.
