The real estate market in Greenville is booming, but we didn’t need to tell you that. But just how crazy is it? 🤔 We partnered with CB Caine to bring y’all the details on our current housing market + what you need to know if you’re considering buying or selling.

Notable numbers:

4,224 homes on the market at the end of March

120 Housing Affordability Index (a higher number means greater affordability, GVL had a 148 index in 2016)

$236,734 - the average price for all closed sales in March 2018

59 - the average number of days on the market in Q1 2018

What’s with all those newly-constructed condos downtown, and are they really selling?

Yep, they really are. Think of it this way: the Reedy River at Falls Park is the exact pinpoint of Greenville’s most coveted real estate, and therefore is the most valuable. Even though condos only take up 11% of Q1 2018 sales, they are also responsible for the strongest sales.

What type of house is selling the fastest?

Homes under $300k are flying off the market. It’s almost impossible to find a home under $100k for sale and homes between $200k and $300k saw a 9.4% increase in homes sold in Q1 2018. Even more expensive homes over $300k are gaining speed with a 22.7% increase in sales in Q1 2018.
