New retail development Pelham Exchange is coming to Greenville, SC

There’s a new development coming to the Pelham Road area: Pelham Exchange.

We connected with Dustin Tenney of Reedy River Retail at SVN Blackstream about the inspiration + future of Pelham Exchange. But first, some quick facts:

  • Location: 3558 Beacon Dr. (near Earth Fare + Chicken Salad Chick)
  • Number of buildings: six, ranging between ±2,600 and ±7,000 sqft
  • Additional features: lawn, playground, stage, and dog park
  • Tenants: retail + restaurant (more on that below)
  • Development timeline: estimated 12-24 months

What inspired Pelham Exchange?

There have been a lot of different renditions for what was formally called “Pelham @ 85 Phase III.” Myself + Daniel Holloway with Reedy River Retail [partnered with] Central Realty Holdings to paint the vision for what could be something unique and different for the rapidly-expanding population of the Upstate.

We did quite a bit of research with Seamon Whiteside and McMillian Pazdan Smith on different developments across the South + Midwest to draw inspiration. Places like Barefoot Landing in Myrtle Beach, Halcyon north of Atlanta, and Fenton in Raleigh impacted the vision, scope, and tenant mix.

What types of businesses do you foresee at Pelham Exchange?

We didn’t want to just hit the “repeat” button and have the same tenants you already see in the market. We won’t be primarily targeting national [businesses], and our goal is to focus on local tenants, but in other markets (think: a brewery from Raleigh, restaurants from Nashville + Charleston, and retailers from Asheville).

Will the property be dog and kid-friendly?

The plan is to have the entire outdoor space be family-friendlythat includes dogs + children. We want children to enjoy this development for many years to come, and we know that when children are having a good time, parents usually are enjoying themselves more, too.
