Nearly 100 million Americans will be 65+ in 2060, which means the retirement-age demographic will more than double over the next 40 years.

Even though many people in that age range are no longer working, they still want to be where the action is (read: downtown GVL, within walking distance of Heritage Green and the Buttercream Bakehouse).

Enter: The Holbrook of Greenville, a 237-unit upscale assisted living development proposed for 2.92 acres at the intersection of Atwood Street/Butler Ave. and Buncombe Street.

And by upscale, we mean:

🕺 social venues

🎭 performing arts spaces

🎥 movie screening rooms

🖼 craft rooms

🏊‍ indoor heated saltwater pool

🛍 small retail shops for Holbrook residents

The numbers:

2.92 acres

134 independent living units

70 assisted living units

33 memory care units

237 units total

If the land is rezoned + plans are approved, the owners intend to create a brick + stone residential development that serves as a transitional element between the suburban and urban communities.

Design teams considered buildings like the Poinsett Hotel and the Old Cigar Warehouse, in hopes to create an exterior that will encompass both the modern and historic vibes of the city. It sounds like the designers want this to blend into the fabric of Greenville (and want to incorporate feedback from surrounding neighborhoods) – do you think this will fit in?

The building will have elements of large glass bay windows as well as a top to bottom glass component that will face the Buncombe Street side. The design team has also stated that it is committed to creating this new community in a way that it respects and embodies the existing neighborhood and homes of Hampton-Pinckney Historic Neighborhood.
