Developments coming to Greenville in 2020

We don’t have to tell you twice: there’s a lot of development going on in Greenville. So much so that we often find ourselves learning about new construction, building plans + businesses coming to our city every week.

With the start of a new year, we want to keep you up-to-date on developments that are in the works.

From Camperdown to the Judson Mill renovation – progress on the Grand Bohemian Hotel and a new theatre – we learned about ten developments that will be changing Greenville’s landscape.

Camperdown, Main St. and Broad St.

Camperdown, a large mixed-use development in the heart of downtown, will include a hotel, apartment, condominiums, parking deck, 80,000 sq. ft. of retail space and 150,000 sq. ft. of office space. We’d argue that Falls Tower (the 17-story building) is the crown jewel of the project. Once open, it will provide residents views of Falls Park and Liberty Bridge. A Nov. announcement regarding funding for Camperdown indicated the project was 40% built. Falls Tower is slated to be completed in 2020.

Poe West is a highly-anticipated 60,000 sq. ft. mixed-use development in The Village of West Greenville. Named for Poe Hardware & Supply Co. (one of the city’s first incorporated businesses), Poe West will include tenants like: The Junkyard, Unlocked Coffee Roasters, LaRue Fine Chocolate, Carolina Bauernhaus Brewery & Winery, Six & Twenty Distillery, Greenville Technical College’s Center for Culinary and Hospitality Innovation (CHI), and 98 Ventures. We don’t have an announced opening date for the entire space, but CHI has an anticipated 2020 opening and LaRue Fine Chocolate is aiming to open mid-January.

This mixed-use development sits in Greenville’s Heritage Green Arts District + merges both new construction with the renovation of the BB&T building. The community will include townhomes, retail space, multifamily residences and an office building. A large-scale mural on the building’s façade is another noteworthy feature of this project. Construction began in May and is expected to last 18 months, with the first units available early 2020.

Grand Bohemian Hotel, 44 E Camperdown Way

The Grand Bohemian is a 187-room boutique hotel coming to the eastern side of Falls Park (the former Wyche Law Firm location). As part of the project, the city is dedicating $3.5 million in public improvements – including a public lawn and pedestrian-friendly motor court. Crews broke ground on the hotel in April. The hotel is expected to be complete late next year, with interior work done for an opening in early 2021. See a 3D model and renderings of the hotel here.

NorthPointe, intersection of Wade Hampton Blvd. and Stone Ave.

NorthPointe is a walkable community with 284 apartment units + 20,000 sq. ft. of retail space, including shops, cafes, and a Harris Teeter Neighborhood Food & Pharmacy. Earlier this year, it was announced that lease negotiations are underway for potential retail tenants. Construction on the Harris Teeter is expected to be complete early summer 2020. South Carolina Children’s Theatre, 153 Augusta St.

Work on the new South Carolina Children’s Theatre is moving right along. The 36,000 sq. ft. space will have two stages, classrooms, a large space to house the theatre’s costumes from the last 30+ years, and much more. Their grand opening is scheduled for June 2020 – with their first show in the space (Dr. Seuss’ The Cat in the Hat) scheduled for July. Holland Park, 813 Laurens Rd.

Holland Park is a mixed-use development spanning 12-acres off Laurens Rd. It will feature 18,000 sq. ft. of office, retail and restaurant space – plus noteworthy tenants like Home Team BBQ and Double Stamp Brewery. The property borders the planned extension of the Prisma Health Swamp Rabbit Trail + includes family-friendly green space, with the preservation of twelve 100-year-old oak trees. When it was announced, Home Team BBQ was expected to open 2020. Grading + utility work on the site have begun, so we’ll keep you updated as we hear more about when the new biz is expected to be finished.

Judson Mill, 701 Easley Bridge Rd.

A former Milliken facility + one of Greenville’s largest mills, Judson Mill is in the process of being redeveloped and revitalized. Once complete, the property will include residential, retail + office spaces. Commercial space is planned to be delivered early 2020. 204 loft-style apartments are expected to be ready in the fourth quarter of 2020.

The Junction At Downtown Airport, 301 Airport Rd.

The Junction is a 4,000 sq. ft. mixed-use development in an old warehouse building near the Greenville Humane Society. Tenants include White Duck Taco Shop, Cohesive Coffee, Elevation 966 Wines, Brit’s Brothers Fitness, Adrenaline Dance Fitness, Pure Motion Sports & Spine, and A Soothing & Comforting Touch. Most of these businesses are open + we expect to see White Duck Taco Shop’s second location open in 2020.

Gather GVL, 126 Augusta Rd.

Another highly-anticipated development is Gather GVL – an indoor/outdoor food hall made of repurposed shipping containers. Gather GVL is located within walking distance of Fluor Field + will include 13 restaurant units, including Cocobowlz, Mercado Cantina, Al Taglio, Greenville Beer Exchange, West End Coffee Roasters, The Pasta Addict and many more. We don’t have a definite opening date, but their Instagram hints they’re aiming to open after the holidays.

With all of the development happening across Greenville, it’s nearly impossible to keep up with what is opening when, where new businesses are being built, and what companies are coming to town.
