The south end of Augusta Road (near Mauldin Road + Potomac Avenue) is getting a “village-style retail center” called Augusta Gateway, which promises “a modern community with neighborhood convenience.”

What to expect

The development will feature six stand-alone buildings, including a ~23,000-sqft anchor tenant space, which developers say is perfect for a boutique grocery, hardware store, or entertainment venue.

With 207 parking spaces, the shopping center aims to be a “park-once destination,” giving shoppers access to food, retail, and other businesses all in one area.

Where have we heard this before?

When we saw this development, we thought, “This sounds familiar.” That’s because we first told you about a strategic plan for this area in early 2023 before Greenville County Council officially adopted the plan that April.

The name of this development appears to be a nod to “The Augusta Gateway District Character Development Plan,” (found on page 9) which was inspired by the City of Greenville’s Greenville2040 Comprehensive Plan.

To summarize two long documents: The goal described in the plans is to prepare for the population growth while maintaining character for the area.
