7 developments coming to Greenville

We don’t have to tell you twice: there’s a lot of development going on in Greenville. So much so that we often find ourselves learning about new construction, building plans + businesses coming to our city every week.

With the start of a new year, we want to keep you up-to-date on developments we have our eye on (some proposed and some already under construction).

From the Judson Mill renovation to a new multi-use space on Academy St. – and from a 25 unit townhome development on North Main St., to a proposed new building which would have 10% affordable housingwe learned about 7 new builds that will be changing the landscape in the next few years.

🚧 Judson Mill - 701 Easley Bridge Rd.

Judson Mill sits on 36 acres in a central location which is just 1 mile from the Village of West Greenville + the West End, and 3 miles from the Camperdown development (the former Greenville News site), with direct access to St. Francis Hospital. The site is currently under renovation with hopes to complete construction by mid 2019; plans include updates to five separate buildings with opportunities for restaurant + gym space. One building is even large enough to house a company headquarters.

Building 1: 106,000 sq. ft. of space available.

Building 2: 5,000 - 43,000 sq. ft. within 2 stories. Building features 16’ ceilings and retail opportunity.

Building 2A: 17,000 - 35,000 sq. ft. within 2 stories. Features 18’ ceiling heights.

Building 3: 5,000 - 54,000 sq. ft. within 2 stories. Features 16’ - 18’ ceiling.

Building 4: Up to 177,000 sq. ft. within 3 stories of a stand-alone building. Perfect for those with large open floor plan needs.

Building 5: Plans includes apartment spaces + an outdoor pool

🚧 15-17 Stone Ave.

This 18,000 sq. ft. proposed development is located across from Main & Stone development, and just three blocks from the new NorthPointe mixed use development at Wade Hampton Blvd. Currently, the spot is part empty lot, part tire shop. The development features retail + office space, with a proposed completion date of 2021.

🚧 914 Pendleton St.

Sitting as an empty lot at the corner of Pendleton + Academy streets (a pretty prime location), the retail space offers 9,800 sq. ft. with an “open span wooden roof truss”. The spot is just half a mile from Fluor Field.

🚧 1701 Woodruff Rd.

Construction of the Life Storage facility should wrap up sometime in 2019. The development features 6,000 sq. ft. of retail space for lease and is located near the new Fresh Market and Aldi on Woodruff Road (near Feaster Road).

🚧 112 W. Stone Ave.

This property dates back to the 1970s but has recently been updated. The 1,8000 sq. ft. office space is attached to Jack Porter graphic design and located directly across from the new Westone development -- think of all the Moe’s BBQ. 😋

🚧 611 N. Main St.

We had a few of you email and ask: what’s going on with the site on N. Main St. near Park Avenue? We found y’all an answer. A building was recently demolished at 611 N. Main St. and the site was cleared to make way for a proposed 25 unit townhome development. The application hasn’t gone before the Design Review Board yet + the development is in its earliest stages.

🚧 Augusta Row Townhomes

This new community, represented by Joan Herlong & Associates Sotheby’s International Realty, will be located on Claussen Ave. and Thruston St., just one block from County Square. Buyers will have the option to choose between a 2 bedroom or 3 bedroom floor plan.

🚧 Wardlaw + Rhett Street

We recently got word of a proposed development at the corner of Wardlaw and Rhett streets (former home of Ballentine Equipment Co.). The project would be 9 stories tall, sit adjacent to the 400 Rhett Apartments, and feature 14,200 sq. ft. of commercial space. Plans also call for 244 apartments with 10% of those set aside for affordable housing. The project would take up most of the land between Rhett and Academy streets.
