New homes don’t mean more housing for all

How real is the need for housing that’s affordable in Greenville? There are only 65 homes within 15 minutes of downtown that are below $30,000 on the market right now. The desire for those homes is so strong that many can barely put in an offer before the house is already sold.

There’s a lot of new construction going on, but those selling homes for $250,000+ are struggling against the new developments that have the budget for amenities + perks. And despite the boom in real estate development, homes offered at those prices don’t do anything to relieve the market where it’s really needed: homes at higher prices sit empty, while buyers looking for $200,000 and under homes struggle for months to find options.
Average sale prices for homes in Greenville + Spartanburg are up 7%. While the number of homes sold has gone up every year in GVL since 2012, the increase isn’t as drastic this year + might mean that the market’s reached its peak.
