New Realm Brewing Co. along with Greenville architecture + design firm McMillan Pazdan Smith proposed plans for New Realm’s occupation of the Old Cigar Warehouse at a public hearing last Thurs., Nov. 11. Didn’t make it to the meeting? Here’s the gist:
The brewing company has requested to use the space as an indoor and outdoor entertainment facility. Here’s what it could feature:
- Kitchen facilities + seating
- Brewery operations
- A canopy over the patio
- An indoor/outdoor bar (currently tentative)
- An open lawn and firepit in the center surrounded by seating
- A stage
- An outdoor kitchen + restrooms
- A flexible event space on 401 Rhett (adjacent to the property)
With these proposed uses of the property came concerns from not only local residents, but also the planning staff of the Board of Zoning Appeals, who recommended denial of a Special Exception Permit for the property. Concerns include noise (especially from the outdoor stage) and lack of parking.
What does this mean for the future of the project?
To be considered for approval, New Realm Brewing Co. + the design team at McMillan Pazdan Smith will need to offer a parking option (like valet service) and possibly consider a different location for the stage.
The proposal will be reviewed again by the Board of Zoning Appeals before going before the city’s Design Review Board.
