I love when one of our Mansion Mondays gets picked up by Zillow Gone Wild, an Instagram account with 2.2 million followers highlighting unique properties around the world.

Dutch Bros, the AZ-based drive-thru coffee chain, is taking over all CLUTCH Coffee Bar locations, including the East North Street location. The last day for CLUTCH is tomorrow, Jan. 16. Plus, if you have loyalty points, those can transfer over.

As the Dutch Bros expansion explodes across Greenville, I’ve learned it’s also coming to Wade Hampton Boulevard in Greer, where the Bojangles used to be, and Reedy River Retail at SVN Palmetto handled the listing. That’s in addition to the Mauldin and Cherrydale locations we’ve previously reported.
State
SC regulators approved a Duke Energy rate increase for Upstate customers. A typical household using 1,000 kWh will now pay about 84 cents more per month, with another $4.21 increase happening over the next two years. A separate Hurricane Helene recovery charge began in January. (The Post and Courier Greenville)
Civic
According to a consultant working for Greenville County, road impact fees could pose legal and financial risks without a dedicated revenue source, like a penny tax. Some leaders still want to explore the option, while others say the fees wouldn’t meaningfully fix road needs. (The Post and Courier Greenville)
Tech
Greenville County Schools is moving toward a new classroom AI policy, outlining approved platforms, privacy safeguards, and ethical use. The proposal heads to the school board in February, with a final vote expected later that month. (Greenville Journal)

The real MVP
If you see Chris around downtown, be sure to say hello. | Photo by Chris T.
Last week, I challenged you to pick up a piece of litter and send me a picture, promising the first reader to do it a shoutout in the newsletter. I was delighted when Chris T. dropped this photo in my inbox — and he’s a Greenville Ambassador!
The ambassador program launched recently, and features Greenvillians in green shirts, jackets, and hats who are happy to offer directions, make recommendations, and share fun facts.
There are four ambassadors total, contracted by the Parks, Recreation and Tourism Department. They’re also all Certified Tourism Ambassadors through VisitGreenvilleSC. Thanks for keeping Greenville clean (and informed), Chris.

This isn’t the first time Zillow Gone Wild has picked up a Greenville property. You may remember when I wrote about this midcentry modern Stone Lake beauty last spring.
A few other properties I think are worth a virtual tour:
