County leaders draft future plans for the Augusta Road Corridor

The Augusta Road corridor — located between Mauldin Road and Augusta Road’s intersection with South Pleasantburg Drive — is looking at a future transformation.

Why here?
The draft identifies the corridor as an area of “great potential,” lauding its access to major thoroughfares and I-85, plus its proximity to downtown Greenville and the SC Technology and Aviation Center.
The draft also cites a shortage of restaurants and retail offerings and low-quality housing options (think: old hotels and motels).
What are the goals?
The draft identifies five goals and strategies for future growth:
Connectivity | Increasing access for cars, pedestrians, and cyclists
Form-based standards | Creating a design standard for developments
Mixed-income housing | Adopting incentives for different types of housing
Streetscapes | Improving landscaping and signage, plus improving infrastructure for pedestrians and cyclists
I-85 beautification | Improving landscaping and signage to create an identity for the area
What could we see in the area?
Prisma Health Swamp Rabbit Trail Extension | The proximity to Brushy Creek could connect small parks and Conestee Nature Preserve with a new leg of the trail.
Green space | The lot in front of the Ramsey Family Library (100 Lydia St.) could become a park and trailhead.
Mobility Hub | A central space could offer accessible amenities like a bus station, park-and-ride services, electric vehicle charging stations, public restrooms, and even retail (think: a coffee shop for your morning cup during your commute).
Supportive Housing Campus | Another campus could focus on accessible job, medical, childcare, and housing services.
The plan will need to go through several hearings before it’s adopted.

When I walked in to use my day pass ($30 per day), I was greeted by Caper, Endeavor’s official mascot, and was informed by her human, Shannon, that it was “hot chocolate bar day.” Say less. I loaded my mug with marshmallows and cocoa before settling into The Sandbox (aka the quiet area). ☕️
With monitors ready to plug into your laptop and phone booths standing by for your virtual meetings and calls, this comfortable space had everything I needed to settle in and write.*
What’s in a name code? Greenville leaders want to make sure you understand the City’s new Development Code before the draft goes to the Planning Commission this spring. Drop in to its open house on Tuesday, Feb. 28 and Wednesday, March 1 from 4 to 6 p.m. at the Prisma Health Welcome Center (111 Welborn St.) to ask questions and provide feedback.

Flowers by Pat, a floral shop located between Greenville’s West End and The Village of West Greenville, is for sale. The owner, Patricia Agnew, is retiring after 35 years in business. 💐 (Greenville News)
History
Poe West (556 Perry Ave.), is now listed in the National Register of Historic Places. The development is considered an “intact example of a Mid-century Modern style,”recognized for its connection to the Poe Hardware Company and its “involvement in the city’s post-World War II industrial boom.”

New office space opened in Greenville, but not without paying homage to what came before it.
You may recognize the signage on the new Prosper office building at 832 Wade Hampton Blvd., a throwback to McBride’s Office Supplies, which used to fill the space.
