New Realm Brewing Co.’s proposed plan for the Old Cigar Warehouse in Greenville, SC

Design plans were revealed for the Old Cigar Warehouse site where Atlanta-based New Realm Brewing Company hopes to bring a restaurant, brewery + beer garden to South Main Street.

Exterior changes to the Old Cigar Warehouse include:

  • A new staircase for entry to the space
  • A canopy over the porch
  • Balconies along the Main Street side of the building for dining

The outdoor space will feature five new structures:

  • A dining pavilion
  • An entertainment area (featuring a stage)
  • A fire pit
  • A fireplace
  • Two shipping containers (to be used for storage)

Architects say the overall character is meant to complement the existing Old Cigar Warehouse and other structures in the West End District, with materials and textures matching what’s in use on the building today.

McMillan Pazdan Smith (the firm that designed Gather GVL, Urban Wren + Greenville’s Yee-Haw Brewing Co.) submitted the renderings to the City’s Design Review Board (DRB). They will be considered at the DRB’s meeting on Thurs., June 2 at 4 p.m.

The space was initially denied a Special Exemption Permit due to noise concerns + lack of parking, but it was approved for outdoor entertainment use earlier this year by the Board of Zoning Appeals after agreeing to incorporate noise-canceling structures to the outdoor space.

How will they address noise concerns in their designs?

New Realm + its designers say sound from the stage will be directed inward and toward the open lawn by placing the dining pavilion (with the kitchen and restrooms directly in line with the entertainment area) along Wardlaw Street as a buffer to neighboring buildings. There are also plans to provide heavier landscaping as another buffer.
